Public spec · v1.3

What counts as a qualified appointment.

Five criteria. All must be met before we set the meeting on your agent's calendar. We publish this spec so brokerages and agents argue with the spec, not with us.

01
Timeline
Are they planning to transact within the next 90 days?

Real timeline, not 'someday'. The lead must commit to a window your agent can plan around.

02
Motivation
Is there a real life event driving the move?

Job change, new family member, divorce, downsize, inheritance. Generic curiosity does not qualify.

03
Financing
Are they pre-approved or cash?

Pre-approval letter, cash on hand, or active conversation with a lender. We never book speculative buyers.

04
Decision-makers
Will all decision-makers be on the call?

Spouse, partner, business co-owner. If they exist, they show up. Otherwise it's a discovery, not a meeting.

05
Agent fit
Do their needs match what the agent specializes in?

Price band, geography, transaction type. Wrong-fit appointments waste your agents' time and we won't bill for them.
